The average 30-year mortgage rate dropped to 6.76% this week through Wednesday, down from 6.81% last week, according to data released by Freddie Mac. Meanwhile, 15-year mortgage rates averaged 5.92%, slightly lower than the previous week’s 5.94%.

This modest decline in current mortgage rates follows several weeks of volatility stemming from economic uncertainty. Ten-year Treasury yields, which typically move in tandem with mortgage rates, have begun trending downward again. As of Thursday morning, yields were hovering around 4.2%, down from 4.31% a week earlier.

“The small dip in mortgage rates may help a potential buyer who is shopping on the edge of what they can afford move into their next home,” said Kara Ng, senior economist at Zillow Home Loans, in a recent statement. “For buyers who are comfortable moving forward, the market is looking friendlier.”

The recent turbulence in current mortgage rates can be partially attributed to President Trump’s announcement of sweeping tariffs in early April. However, rates appear to be stabilizing as markets await clearer signals about the future direction of benchmark interest rates.

Federal Reserve Policy and Current Mortgage Rates

The Federal Reserve is widely expected to maintain interest rates at their current levels during next week’s meeting, as policymakers evaluate mixed economic indicators. Recent data revealed that the US economy contracted in the first quarter, while inflation remained higher than anticipated.

While the Fed doesn’t directly control current mortgage rates, mortgage pricing is significantly influenced by market expectations regarding future central bank decisions. This interconnection means that any shift in Fed policy outlook could quickly impact the rates available to homebuyers.

Market Response to Current Mortgage Rates

Despite the slight decrease in current mortgage rates, they remain elevated compared to the year-to-date lows observed last month. This elevation continues to sideline some potential buyers during what is traditionally the busy spring homebuying season.

According to the Mortgage Bankers Association, applications to purchase new homes declined by 4% through Friday compared to the previous week. Similarly, refinancing applications experienced a 4% drop during the same period.
